Pray you do not get this incapable person.  You will end up doing another appraisal to get the real value.  Waste of eveyones time.  He really should go do something else for a living, not good at this at all.  He should also have to pay for all the extra work and time he causes to everyone.

If I could give Brian 0 stars I would. I wish that I had done my research similar to the other people leaving reviews. He was very cold and not friendly. He talked about all the things that don't add value to a house and was quick to point that out on anything we would bring up about our home. He came in 50K below what I was expecting especially since the house across the street from us that is the exact same build sold a month ago for that price. Please please if you are reading this do not let him do the appraisal and have someone who does not have a God complex do it.

Brian Locher was assigned to appraise our home by a lender I applied for a loan with. When I called to set up an appointment, I knew I would be hosting online meetings all morning. I don't know how appraisers want to work. Trying to be helpful, I said that if he wanted me to walk through with him, I would be able to in the afternoon. This seemed to upset him. He lectured me about being in the business for 30 years and said that, literally, all he would need is someone to open the door for him. He came across as very arrogant. This seems like a theme in other reviews as well. He preferred a morning appointment and I agreed to it thinking I could pause the meeting I would be hosting long enough to open the door and let him in. When he arrived and I opened the door, he said he needed to ask a few questions. I was anxious because I was leaving a number of people hanging in an online meeting. I answered quickly and returned to the computer. He seemed really annoyed with me like someone with a personality conflict with me. This type of thing is rare for me. I generally get along with almost everyone. However, in this case, I got the impression he didn't like me much at all. The thought crossed my mind that he might try to make me pay for it in some punitive way. He went through the house and left. When the appraisal was received, the people I was working with to process the loan were shocked at how low it was. Our home had been appraised by an appraiser another lender had assigned just weeks before and that appraisal was $50,000 higher. We appealed and Locher wouldn't budge. This seems to be another common theme among the reviews. I am not happy at all paying someone to undervalue my home. It looks like complaints can be filed with the Utah Division of Real Estate. This may be the only way to deal with someone of this character.

Brian is trying to single handedly bring down real estate prices in Utah.  Appraisal was way low- 50,000 less than expected.  Sound familiar?  Yes because that is what another review said as well.  Very disappointed and he ruined the sell of my home.

If you want a super low appraisal- this is your guy! Terrible attitude and when I was nice to him, he said he wasn't there to make friends. Appraisal came in $50,000 less than expected. When we challenged him with other comps- he dug in and refused to budge. I hope you don't get this guy!

I never thought to look up reviews of an appraiser, but once I got Brian's appraisal I immediately felt the need to.  Needless to my surprise Brian, overwhelmingly, has the most negative reviews on here.
Like other reviewers, Brian showed up on time which was about the only positive thing I can say about his job.
I bought this property 3 years ago, in an area of town that has had 6+% annual increases in property values.  Brian appraised the property at the original appraisal.
He clearly is lazy or negligent in his work. As others have mentioned he doesn't take the time to accurately choose the appropriate  comps, and certainly doesn't evaluate the condition, the quality of the property, the features that might distinguish it from neighboring houses.
Brian simply inputs the raw data(Sq. Ft, # of bathrooms and bedrooms, property size, garage size and comps) into his program and reports the results. A high end kitchen is valued the same as a dated kitchen. An upgraded Bathroom is the same value as a weekend warriors hack job project.   
I realize we all have a lot of pride in our properties and this can sound like sour grapes, but I spent several days debating whether or not I should write this, and whether I was too proud of my property.  I combed through his appraisal and it so clearly is lacking any customized appraisal to my property. Thankfully, this was just a refinance, so it didn't compromise a potential sale, but I had a local realtor come by and he said that the appraisal was at least $100k off of market value. In my world that is huge money.
Stay away from Brian.  And, Brian, if you ever read this, step up your game! You are the only appraiser with more than one bad review. Clearly you are lacking something. Get better!

Horrible experience! I looked at these reviews after Brain came to our home. I was shocked by his arrogant condescending attitude. We spoke poorly about our agent and Homie. He made me feel stupid for using them and questioned how we came up with the square footage of the home. He said solar is worthless and will provide no value. Not sure how that makes sense considering it powers my home. I didn’t expect to get close to what I paid for solar but literally nothing?? He talked to me for 8 mins and left my house exactly 13 minutes after that. He missed a lot of details and only looked at comps in our neighborhood that we’re not similar in any way other than they had roofs and bedrooms. I understand the value of having an appraisal come but what’s the point if “our neighbors already determined the price, not the appraiser.”

Overall not impressed and ever other comment describes my experience. Take a hint folks... he’s one star... if there was 0 stars I would have selected that!

This guy came into my home and suggested we "made up" square footage on my home. Was at my home for maybe 15 minutes. My home is big mind you.
He missed several upgrades to my home that would have increased value and was not professional. Rude an arrogant!
An appraiser should get in do his/her job and not insinuate the homeowner is lying. Had a bad attitude. Please, please, please stay away from this guy. DO NOT USE THIS GUY. Terrible!!!!!! His appraisal has ruined my deal.

I was assigned this appraiser by the bank I chose to refinance through. I saw the other reviews on this site and hoped it was just the typical jaded reviewers and there were lots of happy customers who never thought to review.

Nope.

It was easy to make the appointment and he arrived on time. After that point it was all negative. He asked questions that seemed loaded almost trying to find reasons to reduce the value. When he found out I had solar panels he went on a long rant why they don't increase value and how they turn most buyers off. Even if he's right, it was not needed and off-putting. The few questions I asked him just for my own understanding seemed to annoy him. At one point he told me he wouldn't use any comps east of me which seemed odd as almost anywhere in the salt lake valley prices increase the farther east you go. (For the record ONE of the comps was east of me)

After the appraisal, rates dropped some more and I ended up chosing a different lender who wanted a new appraisal done. The new appraisal came in 30k more than did the first one from Brian. My real estate agent said she'd list it for 40k more than his appraisal (so more in line with the second appraisal). The second lender requested the second appraisal as he said the first one seemed "off". Pretty much everyone agreed that his appraisal was very low and poorly conducted.

I'd stay away if at all possible

I had an awful experience with this appraiser. I am in a townhome in a complex that also has condos. He came to my home to appraise, was there for about 10 minutes and was very cold the whole time.  Didn't think anything of it, but then he appraised my house for only $4,000 over what I paid after updating the entire place and being there for a year and 2 months. He was comparing my townhome to the condos in the complex - much smaller places and with a great deal less amenities (i.e. washer & dryer, garage, patio area, etc.).  Not to mention, these condos were selling over what he said my home was worth. He ended up changing the value, reluctantly, but we needed him to come out and remeasure because his measurements were way off from the last appraisal.  During his remeasure, he was condescending and even threatened to change the appraisal because I was concerned and asking questions on why his measurements were so low. I mentioned to him that there was another townhome, just like mine, going for sale $40,000 over what he appraised mine for and that I was concerned that mine was coming in so low compared.  Well, come to find out, the property that is just like mine appraised for $55,000 over what mine appraised for.

His incompetence and lack of knowledge of the market has now put me out a large sum of money and held off my refinance, until we can get another appraiser in.  I suggest that extreme caution is used before hiring this man to appraise a home.
