Pray you do not get this incapable person. You will end up doing another appraisal to get the real value. Waste of eveyones time. He really should go do something else for a living, not good at this at all. He should also have to pay for all the extra work and time he causes to everyone.

If I could give Brian 0 stars I would. I wish that I had done my research similar to the other people leaving reviews. He was very cold and not friendly. He talked about all the things that don't add value to a house and was quick to point that out on anything we would bring up about our home. He came in 50K below what I was expecting especially since the house across the street from us that is the exact same build sold a month ago for that price. Please please if you are reading this do not let him do the appraisal and have someone who does not have a God complex do it.

Brian Locher was assigned to appraise our home by a lender I applied for a loan with. When I called to set up an appointment, I knew I would be hosting online meetings all morning. I don't know how appraisers want to work. Trying to be helpful, I said that if he wanted me to walk through with him, I would be able to in the afternoon. This seemed to upset him. He lectured me about being in the business for 30 years and said that, literally, all he would need is someone to open the door for him. He came across as very arrogant. This seems like a theme in other reviews as well. He preferred a morning appointment and I agreed to it thinking I could pause the meeting I would be hosting long enough to open the door and let him in. When he arrived and I opened the door, he said he needed to ask a few questions. I was anxious because I was leaving a number of people hanging in an online meeting. I answered quickly and returned to the computer. He seemed really annoyed with me like someone with a personality conflict with me. This type of thing is rare for me. I generally get along with almost everyone. However, in this case, I got the impression he didn't like me much at all. The thought crossed my mind that he might try to make me pay for it in some punitive way. He went through the house and left. When the appraisal was received, the people I was working with to process the loan were shocked at how low it was. Our home had been appraised by an appraiser another lender had assigned just weeks before and that appraisal was $50,000 higher. We appealed and Locher wouldn't budge. This seems to be another common theme among the reviews. I am not happy at all paying someone to undervalue my home. It looks like complaints can be filed with the Utah Division of Real Estate. This may be the only way to deal with someone of this character.
