We hired Jack Harvill to do an appraisal for my home so that I could take the "guess-work" out of my price-point when I wanted to list my home FSBO. He took 2 weeks longer than he said it would, the first 10 pages had form fields info incorrect, including that the appraised amount was for $160,000, when deeper in the form, it was appraised by him at $325,000. After talking with him extensively for a thorough breakdown of his appraisal to try to understand his POV, his appraisal reflected that our property (land) value decreased to under what I had paid for it after 18 ya-ears AND improvements. The appraisal turned out to be $125,000 UNDER what the lender's appraiser valued it when the house sold TWO WEEKS LATER. I am so glad I didn't list for what Jack Harvill insisted it was worth. I am glad I only got ripped off for the $500 he charged me, and not by pricing my home by $125,000 less than it was actually valued at.
