I would have given an even lower rating if possible.
James appraised our home several weeks ago accompanied by a trainee.  I believe the trainee could have done a more competent job. James talked a good talk, however his appraisal was completely in error.  His choice of comparables was infantile and clearly showed that he had no clue about the residential area he was appraising.  His appraisal caused an enthusiastic potential buyer to lose the ability to obtain a mortgage even though the buyer had been preapproved to obtain a mortgage for the asking price of our property.  The appraisal was over $40,000 lower than the asking price that relators had decided was appropriate. This appraisal has caused long term damage to future buyer’s ability to obtain FHA mortgages so we have requested future buyers seek a conventional mortgage and hopefully their bank will choose a competent appraiser.
To check the validity of James’ appraisal, we hired another independent appraiser to evaluate our property.  The second appraiser calculated a value almost identical to our asking price, primarily due to his choice of more appropriate comparable properties.  This second appraisal is clearly correct.  It matched realtors estimates and validates our asking price.
Another potential buyer also hired her own independent appraiser.  That appraiser gave the property a price the same as our independent appraiser.  The fact that two other appraisers agreed with our asking price clearly shows that James McCartney is not competent and should seek another profession.
I strongly urge anyone not to choose James McCartney as an appraiser if they wish to receive a credible and valid value for their property.  Unfortunately, it is not possible to sue an appraiser for malpractice for the damage he creates.
