Do not use this person to appraise your home!  She throws out the highest comps and calls them "outliers", then disregards comps which are more like your home, using the lowest comps and dissimilar properties to come up with an extremely invalid appraisal.  This appraisal cannot be used for anything, especially not give you an idea of what to sell your home for! It was a waste of money.
