I was very disappointed, to say the least, with this appraiser. He used comps from houses that sold in towns 12 miles away. He used comp houses from his own town and not the town my house is located. First rule of appraising is to compare within the same area. My realtor said he was the worst and he was full of crap. Also, I had the house appraised in September, 2014 and that appraisal came in $65,000 more than Mr. Hamilton's. Mr. Hamilton did his appraisal in March, 2015. My realtor said it could not adjust that much when the market is going up slowly. Pick another appraiser.
