All parties were left confused and in disbelief by this appraisal. Significantly off market value and used the most different "comparable" homes, including some that were not completed homes. This terrible appraisal not only postponed the selling/buying process, but totally threw off the PMI. Luckily the broker was willing to make it work even when this appraiser tried to destroy this process. What a joke of an appraisal. Got a second appraisal which came in to the selling price just fine instead of $50,000 less. Unfortunately, the brokage company refused to accept a second appraisal. This is not my first rodeo, I know the home buying process can be long and annoying, but this appraiser is just out to make you home buying/selling process that much more difficult buy apprising waaaay below the market and using the worst comps. If you have a choice in who you get to choose, do NOT choose this one. You will regret it.
