My father needed a HELOC from his bank in order to obtain the funds to finish building his new home.  The bank requested the services of Patrick C. Nance to do his Appraisal.  He ran in and out without asking any questions in less than 20 minutes. He had to come back because he "thought he forgot a room" He then Appraised the home for $260,000, which only allowed a certain amount for his loan.  The home was then sold a month later with no additional improvements and was appraised for over $325,000. He barely spoke, acted like he was in a hurry, and did not appraise the home correctly.  We would not recommend!
