I had Renee perform an appraisal of my house. When all finished my appraisal came back far below what was expected. There is not a house in the neighborhood for sale within $20,000 of her appraised value of my house. The house for sale $20k more than my appraisal sold for full asking price and is 600 square feet smaller with a smaller lot. Sold and closed with no problems on their appraisal. The house across the street is the exact same as mine and it appraised for $50k more than mine. She listed "engineered floors" for real hardwood maple floors. Her attention to detail was not what it should be. I called her to ask her about the appraisal and was unable to get a hold of her. I left a message. A couple business days later I had to call her back and she said she was "going to call me today". All comps to me house have estimated values well over their sale price that was used for my evaluation. She did not take into account the rising cost of real estate in this area.
