This guy is a joke. He appraised our property for $83K less than the county's assessed value. Another property next door with 26% less land and no improvements sold last year for $75k more than Richard's appraisal of our property with has more than $243K in improvements. When he showed up for the appointment, he already had an attitude toward us because we did work for him 7 years earlier...not sure what the issue was but completely unprofessional. Then after spend 45 minutes on the property, he calls a couple days later and has to come back out because he lost the information. In the end, it didn't matter to us, but the fact that he can't do a reasonable comp or at least check the county records, is ridiculous.
