Egotistical know it all bully. Pushed me around during her visit to my home for an refi appraisal. She missed the mark by $58k and cost me the opportunity to get the loan needed to fund the building of my new home. I reported her to my loan officer and to her current employer Clario. She initially arrived and I found her in my backyard. I had 12 dogs I was pet sitting and 1 aggressive dog I was hired to train at the time. I called out loud to get her attention on three separate occasions but she deliberately ignored me. I then raised my voice to get her attention by saying "excuse me" so that I could  explain that I had dogs that would break through the sliding glass door to get to her and she didn't care. I knew at that point I was in trouble. I offered to wait for her so I could let her escort her into my home and once again she ignored me. So I went inside. When she finished her photos of the outside of the home she she arrived to the entrance of my home. I answered the door and asked her if she could start on the second floor as it was cleared of dogs and would give me time to crate the dogs that I had on the first floor. She did not want to do that. She stated, "I start on the 1st floor." I was shocked. I said ok but she would have to now wait for me to relocate the dogs to the basement to clear the 1st floor. Once done I let her in and she began to look around. I attempted to inform her of some of the features of the home and she said she found them on realtor.com. I expressed that the listing description did not mention any of the detailed features as in 80 high hats, radiant heated tiles throughout, 9 ft ceilings, a Vulcan commercial stove, Venetian plaster in the foyer that alone cost $6k, etc. She was more interested in the intercom system. I offered to give her a floor plan and she waved a piece of paper at me that she had one aqnd that she did her research. When going upstairs I took my shoes off because we have very light colored carpet that can easily get dirty. I asked if she would take her shoes off and she asked me "Do you want me to take my shoes off?". My response was "Yes!" That bothered her. I was in total disbelief and so rattled by her behavior. I was so upset that when trying to find a computer file that held a document that contained a feature list of items that we had added to our home I couldn't find it to print up for her. I later emailed it to her. I was very angry with her. At some point we proceeded to the basement where I advised her that I had an aggressive dog tethered on a platform and not in a crate because I could not get the dog into the crate for the last few days. I asked her to stay to the right of me and she over-talked me again saying that she had experience with tough dogs as she had one of her own. I got tough with her and expressed that she needed to follow my instruction and stay to the right of me so that if the dog lunged at her he wouldn't be able to get her. I said that the dog was a liability and I had a responsibility to protect her from getting bit and keep my client's dog from being going to a dangerous frame of mind. There is more to this story but suffice to say it was a disaster. My home was appraised in Sept/21 by a different appraiser from a different company who appraised it at $578K. Two months (Nov/21) later because underwriting made a mistake we were required to get another appraisal. The same appraiser was asked to come back. The appraisal increased by $10K more ($588k). The bank dragged their feet so we fired them and hired a new company. In Mar/22 this appraiser arrived and reported that the house appraised at $530k. How is that possible? I feel she abused her position while interacting with me and legally low-balled the property as best as she could without it getting her in trouble. I am appealing her figures but unfortunately she is the judge and jury. If she admits error then she is wrong and her ego wont allow it. I wouldn't recommend  her to anyone and I will do my best to pursue this matter in any way I can.
