I agree 100% with the other reviewer (realestate82).
Sean R. Copeland is totally incompetent or he was high when he put together the appraisal of my condo in West L.A. Or both! There were so many outright mistakes in the appraisal. He claims I put my property up for sale 10 months ago although I NEVER have. He compares a property on Centinela Ave, a major congested traffic artery, to my property on a nice cul-de-sac street with no adjustment. He used another property as a comp even though it was well outside of the neighbourhood boundaries that he himself defined. He stated that property values in the area had declined 29% in the last year, yet two sentences later he contradicted himself by stating that they had increased 33% in the last year. That's just the beginning of all the problems with his appraisal.
I made note of everything wrong and challenged Quicken Loans on it. I was about to lose my refinanced loan and my $500 appraisal deposit due to Sean R. Copeland's cockamamie work wherein he completely lowballed me based on his "research" and "analysis." Quicken in the end agreed to the original terms of my loan, but only after I spent hours picking apart the appraisal. Even they could not explain all the holes, mistakes, and inconsistencies I found. Stay away from this appraiser. I believe he's licensed in Illinois originally. He should stay there as he knows nothing about Los Angeles real estate (or perhaps even real estate in general). I filed an official complaint with Quicken to prevent this yahoo from wreaking havoc in others' lives. He should be barred from practice and I am going to figure out how to file a complaint with the state of CA.
P.S. He does stand-up and keeps a personal blog. Read it and you'll agree he's half-baked. I only realized this after my awful experience with him as the appraiser on my refinance.

I do not recommend Sean R. Copeland for residential appraisal. Unfortunately, this individual seriously lacked any type of knowledge of Los Angeles Real Estate and as a result, he was a waste of money ($600). He was very unfamiliar with the up and coming neighborhoods around Los Angeles. In addition, he chose inappropriate comparable properties, produced a sub-par report.
