I don't recommend using Todd as an appraiser. Based on my experience and other reviews in this webpage, his appraisal number seems very off.
One of the comparables he picked was inadequate. I have a house with basement mother-in-law unit, but one of the comp was a house with basement but in a different community where the home price is lower. The appraiser came in approximately 70k lower.
I don't have trust nor confidence in the appraisal he provided.

paid and waited 2 1/2 weeks ...called and said he could come today now .. was not ready and on way to work .. hahah .. funny guy .. so set up next week .. he showed up and was here 18 min .. for real no joke I checked the time when he was here and left .. 850 for 18 min .. what a joke .. all he did was snap a few photos .. did not check home 100% quick walk though and look at the out side and then gone .. I talked to a few people and he was off at least 40k maybe more ? .. I would never use him again I did not pick him...save your $$ find better

I would not recommend using Todd as an appraiser. The original report had a number of errors, and in order to fix it he asked us to pay another appraisal fee. Communication was also difficult as his actions did not agree with what he would say he would do. Also his appraisal numbers were way off when compared to 2 other independent appraisals.
