This appraiser chose comparable properties of disparate acreage, livable square feet and quality, particularly in relation to location in New Vernon. She chose to ignore sales directly on our property line and on our street and a previous higher appraisal 3 months prior - her appraised value was 400k below the previous mentioned appraisal, 200k below assessed value, 200k below an appraisal of record done in 2002( Bac has a copy) and 300k+ below all contemporary sales for all properties of similar size on Van Beuren rd since 2012. Miss Eboh's appraisal of 1.773 million was done at the suggestion of BAC because the 1st appraisal was well out of line with contemporary sales in order to facilitate an application for re finance in January 2013. On Friday last week 584 Van Beuren Rd sold for 2.25 million all cash. in june 2013 55 Red gate road sold for 3 million and it is contiguous with my property and on 4.5 acres, 2.5 acres less than mine. to produce an appraisal so far from the data of contemporary sales is an eggregious example of either incompetence or a deliberate effort to suppress the value. feel free to call me at 973 216 7633
