Accepted an residential appraisal for a rental propety. He set two appointments and cancelled both within 30 min of each visit. This was a rental unit, so not only did the owner have to be available, but the tenent had to leave. Third time was the charm. He was there for 15 min took photos and had a lovely conversation with the family. Then 4 days later he tells the appraisal management company that he never made contact with the owners and would have to cancel the order if a new due date (20 days out was not agreed to). The owners had already paid a rush fee and this joker already done the inspection and had full conversations with people while doing the inspection!!! Now, he is costing thousands in rate lock extentions and owners are planing to file a law suit. I agree with them and he needs to have licensed revoked!

Brian text me to schedule appraisal for my listing . I asked his name and name of his company and his email address so I could send him comps and the list of things we did to the home. He asked me "why " . I thought that was odd and told him that I always send these items to EVERY appraiser on my listings. He stated " tell the lender your plans to send me the comps and see how that works out for you "
HUH ????? Why that made him mad IDK , you'd have to ask him which I did with no response. Needless to say , my home appraised $25000 under contract price, and I knew it would because I felt like he was mad about my asking him for his email so I could send those items. This is very unprofessional and I did not appreciate his attitude AND after he got mad I know it would appraise low but DANG , $25000 low . Needless to say I won't use BRIAN again. Of course my seller was NOT happy .
