Another reviewer called Mr. Graf incompetent and I would totally agree. He did a poor job at many things. He described our custom home as if it was a track home. He did not say there was a vaulted ceiling in the first floor master bedroom or in the great room. He also missed the wall of windows in the great room. He did not describe the in law suite or the professional landscaped yard with a 40'x5' retaining wall. His picture taking could have been done by a 4 year old. He took pictures of parts of a room like the toilet in a full bath. He took a picture of the back wall of the kitchen instead of the whole kitchen. He took a picture of the kitchen table instead of taking a picture of the breakfast area. The master bath's picture only involved one side of a double sink and the door to the toilet. He obviously has no eye for what adds value to a home.
He used 5 comparables in the appraisal. 3 sheriff sales, 1 track home in the next subdivision and 1 home that was still for sale with no contract pending. That was just lazy on his part. I spent 20 minutes online and found 6 homes that had sold in the past year that were comparable to my home and they all sold for $25,000 more then his appraisal of my home. My home was appraised at $354,000 in 2009. He thinks it's worth $250,000 now. I understand home values have fallen the past couple of years but I don't think it's fallen that low. In his report he states that in my area only 5 homes were sold due to sheriff sales out of 400 home sales and that it wasn't effecting the market values. Yet he had to use 3 of those to compare to my house. Does he have an agenda or is he just stupid?
If you have this guy do your appraisal you should have your head examined.
