This appraiser rated my residence that I am selling at a very low amount. When my realtor, lawyer, and I reviewed her documents, we found that she did not use recent comps that show an upward trend in prices, did not include any of the energy efficient upgrades, AND measured the square footage dramatically incorrectly. You can see in her sketch vs. photos of the home that a huge chunk of the house is missing in her sketch. The buyer's lender asked her to review her appraisal, and she refused to correct her work. When literally every aspect of this appraisal is wrong, I believe the appraiser is either guilty of fraud or gross incompetence.
