Unqualified, Unprofessional Appraisal Company

Silverman & Company were engaged by the bank I refi through to appraise 2 of my properties.
My properties were appraised by Craig Silverman, who in my opinion is absolutely inadequate as an appraiser and unprofessional. I do not say this in spite since he appraised the value of my homes lower then my expectations. I say this with hard facts, and below is why.
1) Property prices compared to the pre pandemic, have increased around 11% as per Zillow/Realtor which is public information.
2) His appraisal came back at 26% lower then the current market price, projected as per Zillow
3) After I gave him the statistic of similar homes sold in my HOA, he revises his appraisal. Which was again at 14% lower then market projections.
His inadequate efforts in doing his due diligence in doing his job, is absolutely unprofessional.
Advice to homeowners/Banks/Mortgage Brokers, if you are reading this post, please reconsider other appraisal companies before engaging with this one. In my opinion, they do not know what they are doing, and in the bargain it will cost you time, money and aggravation!
On a side note: His mannerism when he visited my properties for appraisal was unprofessional, he was not wearing a mask. He had to be asked to put one on when entering.

Mr. Silverman was a horrible appraiser. There was a home that sold in our neighborhood of 21 houses directly behind us and he never used it as a comp. The house sold 2 months before our house and the same builder was used for all the houses in the neighborhood. So all the homes were very similar. He appraised our home for a low number knowing very well that we had an agreement with a buyer without a real estate agent. The appraisal was $7,000.00 less than the agreed upon price. The buyers and sellers were shocked at his appraisal and the fact that he did not use the home in our neighborhood. I would not recommend Mr. Silverman for any home appraisal in the immediate area.
