I was unfortunately randomly assigned Denise Shelton to perform an appraisal on a house I wanted to purchase. Her complete lack of understanding of Lakeland and disregard for the importance and value of location is unbelievable.
One of the comps she used had a contract that was THREE YEARS old, another comp was for a house that took over two years to sell. She marked as being updated. Obviously she did not perform research because it was updated in the early 90's.
I believe Denise Shelton should only perform appraisals in areas that she is knowledgeable and Lakeland is not one of those areas. I also had the pleasure of having to pay for this complete lack of service!
