Ellen did a very low ball appraisal. We got a refinance a month back and that bank appraiser gave us a appraisal of $1.71M with 5bed and 3 bath. Then we added a half bath and another bank was offering better rate than the current, so we decided to do a refinance again. Ellen came to do the appraisal and gave an appraisal of $1.51M which approx $200K below market and $300K below redfin estimate. This is despite the fact that we added another bath. Appraisal at the time of purchase came out to be $1.475M and according to Ellen, our house value only went up couple of thousands over last one year when all the house value have gone up $200-$400K in Covid times across the bayarea. She should retire and give up her license.
