Horrible appraisal. Calculated based what it cost to rebuild not potential market value. I looks like tax value was taken from city hall and worked backwards. Comparison to other homes was not accurate. Square footage for those homes was not based on livable square footage so they were inflated. Even though homes in same neighborhood had higher per square foot value, the calculation used for mine was much lower. $10 to $30+ dollars lower even though they were based on architect square footage. So that value would have been higher if based on actual livable square footage. No explanation of reasoning for how he came up with that value. Obviously doesn't know area that well. Much lower than an appraisal performed last year. No explanation of depreciation value which I've never seen before. Some may think I just upset over his appraised value, but when looking at all the data the value didn't make sense and the report reflects nothing more than what tax records say and cut and pasting of property web searches that may seem comparable but actually aren't. Even though the comparisons were off mark, if he'd at least come up with a per square foot value that made sense when compared to other properties in his report, I think the report would have been more accurate. BTW, the market in my area is very good. Construction activity and homes sales are much higher than national averages.
