Do NOT allow your broker to use this incompetent buffoon as your appraiser! According to the city tax valuation he under appraised my house at $60,000 less than the city figures. And we're talking about a house in $200,000 range. That was a year and a half ago. He spent less than ten minutes at my house, a single family residence, and used comparables that were high rise apartments turned into condos. My most recent appraisal, one year later, appraised my house at $220,000 vs. his $168,000.
