This appraiser was the worst that I have ever seen. He did an appraisal for a home in Houston recently. The appraiser used old comps, he has the wrong closing date in comparable sale no. 2, and has the wrong address in comparable sale no. 3. Most sales in our area that are sold below tax appraised value are distressed sales. This was not a distressed sale and the tax assessed value is $132,191, HIGHER than Jeff's number. He used $25 per square foot which might be a good number for a mobile home, but certainly not a new brick home. Don't use him if you want to sell your home.
