My issue with the appraisal was not the comps, but the negative adjustments that Jeff used to ascertain market trends and characterize the market in general. I hired another reputable and respected appraiser from the area to do a second appraisal and to state a legitimate case for challenging Jeff's appraisal...the results came back on the upside $10,000 higher. I kindly requested a "Reconsideration of Value" based on the new appraisal, recent indicators and comps showing the market trend up by about 10% in the last 3 months. In the end the unwillingness of the appraiser to redo his calculation caused 2 unhappy families not only to lose money but had no choice but to walk away broken hearted.
