I was asking $205k for the house and was given 3-4 other offers around the $180-$190k mark and I decided to go with the buyer that I liked and she used Jeff R. Gibson to appraise the house and his appraisal was totally inaccurate. He had the Square Footage wrong by 600sf and he had the rental income wrong and and didn't understand the area the house was in and how houses jumped up in price on that street because of location and all neighboring houses sold for around $180-$200k... He appraised my house for $160k and it's bigger and a much nicer Lot. So after 3 months of trying to iron it out the client lost her dream of buying my house because she had the WRONG appraiser and now I have a new buyer for the $180k. Do not use Jeff if you really want to buy the house. I had another appraisal done just a few months earlier and it for $30k more. go Figure.
