I looked at my appraisal today although it had been done 2 months ago. My lender forwarded it to me. I have a 3 car garage and Ms. Ribeiro stated in the appraisal that it was a 2 car garage. There were 3 cars and an atv in the garage when she appraised it but I guess she was not worried about accuracy. All three are bright colored classics, it should have been so obvious!! Orange, yellow and bright white with a new ATV parked in between them!! Also my house was listed at 3,000 square feet when I purchased it and I am pretty sure that is what I pay taxes on but she was several hundred sq. feet short. I do not believe she did a fair an accurate job, even my lender was blown away buy the low appraisal as he saw many photos. I added a sun room at a cost of 10 grand, she has no idea what these improvements cost. And what is up with 1.1 bathrooms? I see other appraisers rating 1.5 baths when shower is not present.
