The appraiser did a poor job appraising the home. Not only did he get the room count incorrect and under value the home, the comparables used were no where near similar. In trying to understand why he could get the room count wrong, we learned that the city card had the room count incorrect. So, rather than make note of that and let the seller know there may be a mistake and allow the correction the be made, he disregarded the facts and provided an incorrect value. In addition, he was not familiar with the area the home was in. The realtor, the buying agent, previous appraiser, and several other local relators all agreed that the appraisal was way off.
The part that is most upsetting is that when he was called to discuss the appraisal, he was rude. He did eventually increase the value $25k, but he still informed the buyer that the home was overpriced. Yes, I said that correct. He provided a appraisal value and then told the buyer that the home was overpriced at that amount. The buyer has backed out a week before closing.
As an FYI, the home was appraised 3 weeks prior and was valued well over the appraiser's amount. Heck, the price the home is listed at is well under what the value actually is. It was priced to move quickly.
