You just did an appraisal on my home. You compared my home to smaller, lessor neighborhoods and one comp is over 1 mile away. I figured you were not fimiliar with my area. I have never seen an appraiser who gets a price in his head and finds the lowest, oldest,comps to verify his predicted value. You valued my home $5500.less than the assessor did!!!I have never seen that in 35 years! It's pretty easy to just fill out a form without doing any market evaluation of an area you certainly are not familiar with and get paid for a few minutes work!
