Home was listed for 459000. Had several full price offers, settled on no contingency offer with a back up offer over asking price. Closing date was for April 27th. Kara was scheduled to do an appraisal the saturday before closing. She cancelled 2 hours before she was supposed to arrive. Kara completed submitted her results of the appraisal 5 days prior to scheduled closing and came in 40,000 under asking price. Kara was asked to reevaluate. Unfortunately, she did not respond to the request until a week after closing. She admitted to finding a comp that was more accurate and the value was closer to the asking price. We took a significant loss in the sale of our home because of the lack of knowledge by this appraiser. I should also mention that while Kara was taking pictures I was working from home in my kitchen. I specifically asked her if she needed a picture of the kitchen. She said no, I was fine to stay where I was. When I received a copy of the appraisal, she had taken a picture of me with my back to her sitting at the counter. I have never seen an appraisal with humans in the pictures. This should not have happened...very unprofessional.

Kara was on time. Compared to the two appraisers I had last year, who stayed 1.5 hours each and appreciated the history, patina, beauty, location of my home and upkeep of my labor of love for 20 years, she stayed 1/2 hour, all she cared about was her tape measure and she docked my value by the two most recent appraisers by about $60,000 a year later. Very hard to recommend. Appraisers should at least realize the importance of their work to your life and future.
