Home was listed for 459000. Had several full price offers, settled on no contingency offer with a back up offer over asking price. Closing date was for April 27th.  Kara was scheduled to do an appraisal the saturday before closing.  She cancelled 2 hours before she was supposed to arrive.  Kara completed submitted her results of the appraisal 5 days prior to scheduled closing and came in 40,000 under asking price.  Kara was asked to reevaluate.  Unfortunately, she did not respond to the request until a week after closing.  She admitted to finding a comp that was more accurate and the value was closer to the asking price.  We took a significant loss in the sale of our home because of the lack of knowledge by this appraiser.
