The appraisal done on my property was one sided.  Appraiser only used distressed foreclosures.  My property is none of those.  Appraiser did not use comparable comps and there were several error on the appraisal report.  I found several comps that could have been used with a 1 mile radius. Appraiser did not feel in need information and just came up with a value off the top of his head.
