I had a terrible experience. This was for an Estate. Mr. Baker appraised the property as follows: 2 bed, 1 bath, carport, unfinished basement, needed to be remodeled and needed a new roof, on a busy street. Comp used in the same neighborhood 3 bed, 2 bath, finished basement, 2 car garage, 2 car carport fully remodeled, not on a busy street. He appraised the comp at $12,000 less than our property. I asked him a few times to justify the appraisal. All he would tell me was he wasn't going to change the value. I never asked him to do that, I just wanted an explanation. Then he said he would no longer reply to my e mails because I was not his client. I told him as he was aware, this was an Estate of which I was part of so technically I was his client. Our attorney suggested we get another appraisal which cost us another $500. This appraiser used comps that were closer to our house and it came back $35,000 less. His appraisal cost us additional Estate taxes which now we need to pay the attorney to refile.
