This woman did an appraisal on a real-estate transaction I was a party to.  She low balled the appraisal by $10K from the agreed upon price and $22K from an appraisal I had gotten just 3 years ago.  In addition she used low comps, incorrectly measured the square footage and used comps she said she could not use in her evaluation.  If you ever use her (I would recommend not to or if she is for the buyers side, you needs to run...) expect the same problems.  I have heard she lowballs a large amount of her appraisals.  She must do this as she does not understand the market or something.  DO NOT USE HER or you are asking for trouble.
