As I’m going through a refi - I received a home appraisal from Michael. To start, he was unfriendly and did not ask me anything about the home (which felt unprofessional).
Secondly - His comp sales were massively off. I have a fully finished basement unit (brand new renovation) and this effectively doubles the square footage of my home.
In the appraisal that Michael delivered , he did not reference any comparable homes with renovated basement MILs. In fact - he comped two properties (out of 4 comps) that had completely unfinished basement as comparables, and the other 2 had no basements at all.
There are multiple properties near my house with basement mother-in-law units - each was sold in the last year within 2 to 3 blocks of my home . I literally found one within 2 minutes - How he didn’t find those through his research is baffling to me.
Based on his in adequate comps, Michael determined an appraisal value that was - no joke - almost $100k less than a second appraisal I received last week. That other appraisal (an appraiser contracted through my current Mortgage company) listed comps nearby that have MIL Basement units - which led to a more realistic valuation for my property.
I feel that Michael was lazy and did not do proper research to find adequate comparables. I have zero trust or confidence in the appraisal that he provided, and I want to be sure there is some record online of his appraisal incompetency so that you can request a different appraiser if you’re so inclined after reading this review.
