Thank you for a fast turnaround on a complex appraisal

Michael turned an appraisal around for us on a very tight deadline. This was not an easy appraisal either - a quadplex in an area difficult to find comps for. He scheduled quickly and went above and beyond to get this done for us on our tight timeline. We look forward to working with him again. Thank you, thank you, thank you Michael!

Our Lender UWM ordered an appraisal from Mr Bobbit on 3/1/2022
Buyer paid the same day.
We finally got the appraisal (standard sfr) back on 3/22/2022 (it was due back 3/10) and one of the comps has an incorrect pic of a gate, instead of the house.

Today is 3/25/2022, our rate is about to expire, and we have been after this guy since 3/22 to make the revisions we need to close. Just a simple MLS photo, but it has to come from him!

UWM has called him 15 times in the last 3 days. NO ANSWER, NO RESPONSE to email or phone calls.

I would never hire this guy. It's completely unacceptable to just ignore everyone. My Buyer is furious, and rightfully so. He paid this clown a lot of money and now he will not get this house if we have to relock him at current rates.
