BEWARE OF THIS APPRAISER! She got about everything wrong: bedroom count, lot size (I provided survey in advance), living spare square footage, appliances and adjacent structures. She ignored a list of $200k worth of improvements that I put in in the last 3 years, including new aluminum roof, new fence and motorized gate, new windows, sliders, hurricane shutters, floor tiles EnergySTAR appliances, sprinkler system, number of other substantial new interior and exterior improvements. Her comps were inappropriate including a house that was more than twice of age and in need of love, with lesser bedroom count, smaller lot etc. My house is my most valuable possession and I made sure that it sparkles. This appraisal would have been VERY HARMFUL, should I be trying to sell the house. I have a RE Broker license from another state. While I cannot practice in FL, I do know what I can expect. This has been the worst experience ever. I reckon my house value was missed by about 200,000k.
