I am a realtor, my husband is a broker, my father is a real estate attorney. We know values. He undervalued our home by over $150,000. We were trying to do a cash-out refinance and had to stop everything, lose our interest rate and go with someone else, whose appraiser valued it correctly.
Also, he took 10 days to answer the appeal that was well put together but only added $35k. Wasted our time and money. The lender was also frustrated.
If you are getting a loan, make sure you ask who your appraiser is and make sure it is not this guy.
