I recently refinanced my home for the second time and went VA, on the advice of the bank loan officer. No appointment was made with me for the appraisal, he just showed up. RUDE! He was here so I let him in, to do his thing, since I didn't want to hold the loan up. He took pictures and measurements like they often do, and then he was gone. I waited a week and gave him a call, to see if the appraisal was completed...nothing. I understand that appraisers are doing appraisals for the loan companies, or in this case the VA, but as a consumer, and the one paying for the appraisal, not contacting me back is...RUDE! I finally got a copy of the appraisal from the bank, and while it looked pretty professional, it was not totally accurate. I have an in ground pool that was here when I originally bought the house, and I find it unprofessional or experience lacking that the pool was given zero value on the appraisal. The two previous appraisers, one for the original purchase and one for another refinance, both gave the pool a 25% value, since there were no comparables close by. After doing some research of my own online, I find this is very common. I have a wood shop attached to the back of the garage, and it was given a value, even though there were no other comparables in the area, so not to give the pool any kind of value is lacking in experience I am assuming. I understand not everyone wants a nice pool in their back yard, but it is an appraisable item, and to say most people would not want one, and give the pool zero value, is not using good appraisal common sense...in my opinion, and most other appraisers opinion. I would not recommend this appraiser to anyone, since I have delt with much more professional appraisers in the past.
