The appraisal report we got from him was supposed to be a 203k Appraisal. His report had many things that contradicted itself and he was continually defensive and very difficult to work with. Claimed that the house had been updated within the past year and in fact it was still in its 1940's original state. The appraisal company he was working for even tried to work with him and said he was being very difficult. The appraisal company even refunded the appraisal fees and apologized for the (now these are their exact words) "customer service nightmare that their appraisal contractor caused." The home we were purchasing appraised in mint condition(as thats what the 203k appraisal is supposed to look for after all the work is completed) much lower than all of the foreclosures in the neighborhood that had tarps on their roof and needed extensive renovations.(we know because we looked at all of those homes at one point or another) In the end we were stuck with an appraisal that was $30,000 less than what our renovations needed. We took it back to the seller and she was able to come off of the price some, but it was not enough to be able to make this deal work.
We even had reports from the sellers agent the the appraiser called her and kept asking her questions about the us(the buyers). Completely inappropriate. The Seller's agent kept telling him that she does not represent the buyers and that he would need to contact the buyers agent. When our agent called him to ask a question he was very disturbed and almost angry.
In my opinion I don't know how this guy can expect to keep his job for much longer after this fiasco.
