Mr. Poulk performed an appraisal (of sorts) on my property in Sterling Alaska. He comes from Palmer which is 185 miles away. He knows nothing of the local real estate market. His first and primary comp was a property that was bank owned and had been foreclosed on. This is not a typical sale in the local market and should not have been used as a sales comparable. A second comp was a house built by a contractor that discounts his sales prices and then owner finances at a high interest rate to people who would otherwise be unable to obtain conventional financing. This practice by this builder is common knowledge in the local market but since Mr. Poulk is from a great distance away he was unaware of this practice and did not account for it in his appraisal. There was a recent sale of a property very similar to mine within 2/10 of a mile from my house but Mr. Poulk did not use it. It is of similar design, quality, square footage, and has a large garage as mine does. This sale data was readily available from the tax assessor's office but Mr. Poulk did not bother to ask if they had any comparable sales he could use. There was also another comparable similar to my house that was within 1.5 miles that he didn't use.
All in all, Mr. Poulk did not perform due diligence and as a result I did not have the equity I needed for refinancing.
I do not recommend Mr. Poulk for any appraisal assignment.
