Sean Poulk is a con man plain and simple.  I asked very specific questions about the property prior to moving in and he lied about every single item.

I asked him SPECIFICALLY if there were any dangerous dogs in the neighborhood.  I SPECIFICALLY said PIT BULLS.  He said no it was a safe place to live.  The FIRST TIME I left the front driveway the neighbors Pit Bull ran out and attacked me.  I already had PTSD from a Pit Bull attack and this further ruined my already fragile health.

When confronted about this Sean immediately issued a thinly veiled threat against my life saying 'I was creating a tragedy for myself'.  I took this very seriously considering he told me he thought it was legal to execute someone simply for being on your property.

He also did not tell me he didn't even OWN all the land I was leasing and had a hissy fit when I asked about his drinking buddy coming up to poach the area without any notice.

He also did not inform me not only was this property next to a shooting range but that said range was actively SHOOTING into the area I was living in!

He also did not tell me the traffic noise was extreme here and that the neighborhood was in general chaotic with barking dogs, chickens, gunshots, traffic and yelling at all hours of day and night.

He also did not inform me this property was located within walking distance of an EXPLOSIVES FACTORY!

He also attempted to steal my inventory by pushing a speedy eviction on me knowing I had a heart condition.

He also executed surprise after surprise after surprise visit trying to stress out my fragile heart even after explaining to him that I had a heart aneurysm which if it popped I'd be dead before the ambulance got there.  He even hired people to come by on short notice to exacerbate my stress.

Sean basically lies constantly.  About everything including his life experiences.

He is a con man.  A criminal and a sociopath.  He has absolutely no morals and should in no way be working in real estate.

Mr. Poulk performed an appraisal (of sorts) on my property in Sterling Alaska. He comes from Palmer which is 185 miles away. He knows nothing of the local real estate market. His first and primary comp was a property that was bank owned and had been foreclosed on. This is not a typical sale in the local market and should not have been used as a sales comparable. A second comp was a house built by a contractor that discounts his sales prices and  then owner finances at a high interest rate to people who would otherwise be unable to obtain conventional financing. This practice by this builder is common knowledge in the local market but since Mr. Poulk is from a great distance away he was unaware of this practice and did not account for it in his appraisal. There was a recent sale of a property very similar to mine within 2/10 of a mile from my house but Mr. Poulk did not use it. It is of similar design, quality, square footage, and has a large garage as mine does. This sale data was readily available from the tax assessor's office but Mr. Poulk did not bother to ask if they had any comparable sales he could use. There was also another comparable similar to my house that was within 1.5 miles that he didn't use.

All in all, Mr. Poulk did not perform due diligence and as a result I did not have the equity I needed for refinancing.

I do not recommend Mr. Poulk for any appraisal assignment.
