If you see this person assigned to your appraisal. Cancel and order thru another company. In the middle of the purchase season (Late July), in an affluent neighborhood in the Novi/Northville border used a Short Sale and a sale from the week before Christmas as her first 2 comps. She listed 2 pending comps that were much higher value on her report that were similar to the subject. The lender ordered a new appraisal as the 2 pending comps closed a week after the appraisal was finished. This appraiser redid the appraisal, took out the 2 new sales that were in her original appraisal and called it the same value. Run, Run, Run as far from her as possible.
