Use extreme caution in having Kal-Creek and/or Ted B. Schnelker do any appraising, etc. for you.  I was interested in perhaps purchasing a local rental unit owned by a slum landlord, in the hopes of complete renovation. The owner of the property had Kal-Creek/Ted B. Schnelker visit the property and render a 13-page written Appraisal of the property, indicating in several different places that he did a complete appraisal of the inside when, in fact, he never entered the inside of the property.  I had three different appraisers indicate that the property needed well over $30,000 to bring the property to code and a large amount to have the roof replaced.  Appropriate complaints have been made.  Again, use caution.  Very poor reflection on some very fine appraisers we have.
