This is one of the worst appraiers I have ever dealt with. He clearly takes no care into the detail of his work. Basic information on our house was incorrect. Several items that we have were unchecked. He clearly has no attention to detail whatsoever. His comps were atrocious.  He had 2 comps with lakes that were less than 40 acres that you can't even get a boat on to, compared to a premier 1200 acre lake. He also subtracted 25k of the lake comparison to our neighbors house 2 doors down to the right. Its literally 200 feet away on the same lake and he subtracted 25k in value for the lake. Yet didn't even use the neighbor 2 doors to the lefts sale that sold for 30k higher. Its the most absurd thing I have ever seen in my real estate career. In the hottest real estate market in history he easily undervalued my house by 40k and thats a conservative number. Speaking as a real estate professional I have no doubt it would sell for at least 60k above his appraisal. This has to be one of the most incompetent appraisers i have ever dealt with.
