This guy really screwed our appraisal. He spent over 2 hours at our home but the values used were 2 years prior although there were more recent and pending sales for our area that allowed for an increase in value of our home. Even giving some Dated homes more value than ours. We had to spend $500 with our lender for what they even reviewed as BOGUS and had to wait 2 weeks and get another appraisal. The new appraisal was almost 100K more than Thomas's. He knew the area and appraised several homes within 4 blocks of ours. We live in a 6 block radius of homes on the historical registry and if you don't know the area, just looking for comps will not be sufficient. We live 1000 feet from the suburb and the homes he compared to ours were 2k less sqft than ours and had a lot size less than ours. His appraisal said we had 1 car space when we have a 6 car driveway and a large shed that could converted into  a garage space. He didn't add value to much of anything such as wrap around porch or nice deck. We had to spend another $400 on another appraisal, the rates went up and it's because this appraiser is ignorant to our area and didn't do his research. He also seemed very "Shell shocked" that "we" owned a home like this as if we're not supposed to. After 2 hours and a bogus report, I hope that all lenders use caution when using this appraiser especially in "Diverse" areas. He was curious as to what my husband and I did for a living. You can justify this reasoning but a 2 hour appraisal and personal questions were very interesting. This was a waste of time and $$$ and it's a long standing issue that someone who holds the cards in their hands can Really Screw you if they don't like your kind (whatever that case may be)
