This man asked the listing agent to let him come do the appraisal a day early because he didn't want to drive back to the location, which meant that the repairs were not complete. He somehow could not access the crawl space that the engineer had no trouble accessing. He also appraised it $10k low (which helped my client, but it should have met value). Then he took almost 2 WEEEKS to get the report back and required a reinspect for ANOTHER $195 on top of the $500 my client had already paid. Then the final report took another week and the reinspect was promised and not delivered 3 times. Then there were multiple errors in the report which took another day and caused the file to be at the end of the line for underwriting when it should have been complete. I'm so tired of appraisers who don't give a flip about the consumer or the timeline in the loan process. And I think it's a conflict of interest to allow them to require a reinspect for an additional fee.
