This guys Mom answers his phone like he is a child or something and she has an attitude problem right from the jump. He then shows up to the property looking like a frail 25 year old geek. He’s doing a construction before rehab appraisal for the bank. The house was in really bad shape BUT I had 2 houses right next door that were previously in the same shape and had been fully rehabbed. I walked him through those houses so he could see the improvements and quality of work. He also knew the value of those rehabs. This geek proceeds to under value the expected ARV (after repair value) by 10’a of thousands! I literally had it appraised after the remodel for 80k more than he said it was worth.
Luckily his appraisal was only for qualifying for the rehab loan. I barely cleared that hurdle with his appraisal. Months later another bank tried to assign him to my job, I called him personally and fired him. He was shocked. Ive blocked him from 3 total jobs and will continue to blackball him in the area amoungst my fellow investor friends to. None of use him so he is losing money and being put on the shelf.
