If you are a buyer, seller, or banker... avoid this appraiser and the AMS Appraisal Group at all costs. She is incompetent, lazy, and isn't knowledgeable on something that should be well within her expertise.
To start off, she didn't show up until late because she told us we didn't confirm her visit when we had. She did realize it was her error and apologized. Had we not called to see where she was, she wouldn't have shown up at all.
She appraised our home and completely ignored our 2nd bedroom square footage because we live in a split level town home. She considered that bedroom a basement area (underground) when it is not at all. The town homes were built in 1987 and designed a specific way and have always been counted as 2 bedrooms for 26 yrs. We doubt she event went to the 2nd bedroom to look or measure.
When we approached her and tried to explain the square footage, she doubled down on her incorrect assessment. Even the buyer's banker called her to reconsider given it was such a gross miscalculation on her part, she had removed over 450 square feet from our home.
Regardless, we were fortunate to have wonderful buyers and were still able to come to a deal. I wanted to share our story because until Ann Chalos, the process had been a great experience. She is just an example of how anybody... and I mean anybody.. can become an incompetent appraiser and rob you of your investment.
