I was assigned this appraiser by the bank I chose to refinance through. I saw the other reviews on this site and hoped it was just the typical jaded reviewers and there were lots of happy customers who never thought to review.
Nope.
It was easy to make the appointment and he arrived on time. After that point it was all negative. He asked questions that seemed loaded almost trying to find reasons to reduce the value. When he found out I had solar panels he went on a long rant why they don't increase value and how they turn most buyers off. Even if he's right, it was not needed and off-putting. The few questions I asked him just for my own understanding seemed to annoy him. At one point he told me he wouldn't use any comps east of me which seemed odd as almost anywhere in the salt lake valley prices increase the farther east you go. (For the record ONE of the comps was east of me)
After the appraisal, rates dropped some more and I ended up chosing a different lender who wanted a new appraisal done. The new appraisal came in 30k more than did the first one from Brian. My real estate agent said she'd list it for 40k more than his appraisal (so more in line with the second appraisal). The second lender requested the second appraisal as he said the first one seemed "off". Pretty much everyone agreed that his appraisal was very low and poorly conducted.
I'd stay away if at all possible
