This guy is horrible and doesn't know what he's doing.  He uses comps from 1 year ago.  While current sales have been significantly higher.  We are now going to a different lender for refi.  Don't waste your time with this guy.  He is on crack.  That should tell you everything you need to know.  You can find a more efficient appraiser easily.
